Our pricing fees are based on how many units we will be managing on your behalf. All landlords get the same high-quality level of service regardless of 1 unit or 50 units (or more!).

If there are extra services you require or feel your property requires please ask.

All maintenance - materials and labour have a 10% management fee attached; we will always do our due diligence to find you the best price for a job.

As your property management team we will always seek approval with you before work is completed

PARTNERSHIP

Property Hunters employees its own in-house team of handymen, repair crews, cleaners and partnerships with licensed contractors.

STABILITY

Property Hunters carries 2 million in insurance; maintains a full Health and Safety program and complies with and maintains all WSIB coverage.

TECHNOLOGY

As a landlord you have access to your property information 24/7 updated in live time (financials, tenant, information, etc..)

Property Hunters has developed a leasing process that helps ensure we find the best tenants for you and we are very proud that less than 1% of the tenants are evicted. We work diligently to place tenants who respect their space and pay their rent on time. We have our own in housemarketing team and our affiliate advertising partnersinclude up to 50 different marketing channels. We charge a one time fee between 50% – 100% of one month’s rent (depending on number of units, type of property, etc..).

TRADITIONAL MAINTENANCE

Upon receiving the request from a tenant in which we need to send maintenance. Our office will notify the landlord. Once our tech inspects he will quote to fix the issue. If the cost is below the reserve, he will proceed. If it is above, a team member from the office will contact the landlord for approval. If the landlord elects to not have the work performed after sending the tech, there will be a charge for the techs time.

BASIC MAINTENANCE
In this optional upgrade any labour would be included for such things as paint touch ups, light pest control and various other services that would not require the help of an outside trade. This would eliminate many of the small nuisance charges often billed to landlords.
1-3 Units

Management fee is between 7%-8% per unit per month or a minimum fee of $85.00 plus HST.

4-7 Units

Management fee is 6%-7% of the monthly rent collection.

8-12 Units or more

Management fee is 5% of the monthly rent collection.

Apartment Building

Undergraduate/Postgraduate Rental Management Fee is 9% per month.
LEASING FEE

Between 50% -100% of one month rent to place a qualified tenant. This fee is deducted from last months rent

Property Reserve Fund

We require a Property Reserve Fund depending on the number of units and type of property. Each property is given a rental reserve that our managers can spend on general maintenance issues. Anything beyond the reserve will have to be approved first by the owner.

We are excited to announce the launch of our new Tenant Concierge Services. Aimed to bring you more convenience and additional services that are not covered by the building owners responsibilities.
